- Ex.d This Indenture made this Seventh day of April
in the Year of our Lord Seventeen hundred and fifty Eight
between Samuel Warren of Prince Georges County Planter
of the one Part Samuel Wilson of the City of Annapolis of
the Second Part and Richard Hutton of Prince Georges County
Taylor of the third part That whereas the said Samuel
Warren being Seized in Fee Tail of and in all that Tract
of Land with the Appurtenances lying in the County
aforesaid called Ludfords Guift Begining at a Bounded
White Oak being the Northerly Bound of a parcel of Land
lately taken up by Arthur Ludford then with a Line
drawn North for the Length of one hundred and Sixty Perches
till it Intersects the West Line of John Greene and with
the said line to his head Bound Tree and thence Southerly
till it Intersects the West north West Line of the said Ludfords
Land and with the said line to the first Bounded Tree
Containing by Patent Eighty Acres be the Same more or
less and Whereas afterwards to wit the third day of May
in the Year of our Lord Seventeen hundred and fifty six
the said Samuel Warren to the Intent and Purpose that
the said Richard Hutton might be made a good and perfect
Tenant of the Freehold and Inheritance of the said
Premisses with their Appurtenances did make and in due
form of Law Execute to the said Richard Hutton a Deed of
Bargain and Sale for the Consideration in the same Deed
Mentioned whereby the said Samuel Warren did Bargain
and Sell the said Premisses with their Appurtenances to the
Said Richard Hutton his Heirs and Assigns for ever as by
the said Deed bearing Date the Same day and Year last
aforesaid duly acknowledged and Recorded among the
Proceedings of Prince Georges County Court may appear by
Virtue of which said Deed the said Richard Hutton afterwards
to wit the same day and Year last aforesaid into the Premisses
with their Appurtenances entered and was thereof Possessed and
Still remains thereof Possessed and Whereas it was agreed between
the said Samuel Warren and the Said Richard Hutton and the
Said Samuel Wilson that in Consideration of the Sum of one
Hundred and thirty Seven Pounds Ten Shillings Sterling to the said
Samuel Warren then paid by the Said Richard Hutton the receipt
whereof is hereby acknowledged and in order to Dock Barr
and Cut off the Estate Tail and remainders in Tail of and in
the Said Premisses with their Appurtenances and to settle and
Assure the same to and for the Use of the said Richard Hutton
his Heirs and Assigns for ever that the said Samuel Wilson
^should^ according to the Course of Common Recoveries with Double Vouchers
in Such Cases and for the like purpose used have and obtain
a Common Recovery with Double Vouchers of the Said Premisses
with their Appurtenances for the purpose aforesaid and Whereas
in Pursuance of the said Agreement afterwards to wit in
September Term last past the said Samuel Wilson before
the Justices of the Provincial Court by and upon a Writ of
Entry Sur Disseizin in le post returnable to the same
Term did Demand against the Said Richard Hutton
the said Premisses with their Appurtenances whereupon
it was so proceeded that a Common Recovery was had
and perfected of the Said Premisses with their Appurtenances
as by the Records thereof remaining in the said Court
may more at large Appear Now this Indenture Witnesseth
that it was the True Intent and Meaning of the
Several Parties to the Said Recovery and it is hereby
declared by the said Samuel Warren Samuel Wilson
and Richard Hutton and each of them to be their true
Intent and Meaning that the Said Recovery of the
Said Premisses with their Appurtenances Shall be and
Enure to and for the Use of the Said Richard Hutton
his Heirs and Assigns for ever and no other use or
purpose whatsoever and the said Samuel Warren and
Samuel Wilson and each of them for the more Effectual
Assuring the Premisses with their Appurtenances to the
Said Richard Hutton his Heirs and Assigns for ever and
also for and in Consideration of the Sum of five shillings
to each of them paid by the said Richard Hutton the
Receipt whereof is hereby acknowledged have and each
of them hath Bargained and Sold and by these presents
do bargain and Sell unto the said Richard Hutton his
Heirs and Assigns the Premisses aforesaid with their
Appurtenances To have and to hold the same unto
the said Richard Hutton his Heirs and Assigns for ever
To the use of the said Richard Hutton his Heirs and
Assigns forever and no other use or purpose whatever
In Testimony whereof the Parties aforesaid have hereunto
Interchangeably Set their Hands and Seals the Day and Year

On the Back of the aforegoing Deed was thus Written to wit
Maryland fs.t Be it Remembred that on the Day
and Year first within Mentioned came before me the Subscriber
one of his Lordships Justices of the Provincial Court the
within mentioned Samuel Warren and Samuel Wilson and
did Severally Acknowledge the within Instrument of writing
to be their Act and Deed to the Said Richard Hutton his Heirs
and Assigns forever and the Premisses with their Appurtenances
therein mentioned to be the Right Title Property and
Interest of the Said Richard Hutton and his Heirs and
Assigns forever agreable to the Directions of an Act of
Assembly in such Cases made and Provided acknowledged
before J Hepburn

To Messrs John Hawkins & Alexander Magruder, Thomas Letchworth & Georges Bigges of Prince Georges County Gentlemen Greeting Whereas Richars Hutton is possessed with a Tract of Land Called Ludfords Gift preferred his petition in Writing to our Court that is to Say to our County Court held at Upper Marlboro Town in and for Said County
Prince Georges County Ss June ye 23d 1757 Philip Willowy Aged One hundred and Two years or there abouts beind Sworn on the Holy Evangelist of Almighty God Deposeth as follows Vizt. that about fifty years agoe to the best of his knowledge as this deponant was Coming from Mr. Richd Clarks along the Road he Saw Samuel Warren (Grand Father to the Present Samuel Warren, who married a Daughter of Arthur Ludford) And this Deponant Asked the Said Warren what he was Looking for who told him he was looking for his Corner Tree and Clapt his Arms round the White Oak where this Deponant now Stands and Said it was his Corner Tree, it Standing on a hill Side and on the North Side of the Road which Leads from main County Road to the Mouth of Fradsham Alis Swansons Creek and near the fork of the sd Road which Leads to Trumans Point and this Deponant further Sayeth Not Alex Magruder George Biggs

3. Mulatto Tom...now living with me
his legacy to be removed from Estate before division...one heifer and calf, one mare
delivered to him at age 28 or decease of his wife provided he remains with wife as
her servant

From Samuel Warren, Jr., Prince George's Co., to Samuel
Perrie, Gent.; 200 acres on the west side of Stanley's Creek.
(Prince George Land Records - Volume 1, page 674)
This was land originally called "Ludford's Hope", Surveyed
for Arthur Ludford and Stephen Yeo. The land was
located on the South side of the Paxtuxent River and on
the Northwest side of Stanley's Creek.
There is also land nearby called "The Ridge" and "Ludgate";
owned by Samuel Warren, originally surveyed for George
Powell. "The Ridge" in 1666 and "Ludgate" in 1674.
